Under the Regulatory Reform (Fire Safety) Order 2005, a suitable and sufficient fire risk assessment is a legal requirement for virtually every non-domestic premises in England and Wales. It must be carried out by a competent person and reviewed regularly to ensure it remains accurate and up to date.

What the Law Requires

The Regulatory Reform (Fire Safety) Order 2005 places a clear duty on the responsible person for a premises to carry out or commission a fire risk assessment and act on its findings. The responsible person is typically the employer, the building owner or the person in control of the premises.

The assessment must identify fire hazards, evaluate the risk to people in and around the building, and record the significant findings along with any actions required to reduce risk to an acceptable level. It must also identify who is at particular risk, such as lone workers, people with disabilities or those unfamiliar with the building.

Failure to have a suitable and sufficient fire risk assessment in place can result in enforcement notices, prohibition orders and, in serious cases, prosecution.

What Our Assessment Covers

Our assessors carry out a thorough inspection of your premises, identifying sources of ignition, fuel and oxygen that could contribute to a fire starting or spreading. We assess the adequacy of existing fire safety measures, including:

  • Fire detection and alarm systems
  • Means of escape and escape route signage
  • Emergency lighting
  • Fire doors and compartmentation
  • Fire extinguishers and other firefighting equipment

We also consider the people present in the building, any factors that might affect their ability to evacuate and the arrangements in place for managing an evacuation.

The Fire Risk Assessment Report

On completion of the assessment, we produce a clear, detailed written report setting out our findings. The report identifies significant hazards, evaluates the level of risk associated with each and provides a prioritised action plan covering the steps needed to achieve and maintain compliance.

Actions are categorised by priority, allowing you to address the most significant risks first and plan remedial work in a logical and manageable way. The report provides the documented evidence needed to demonstrate that you have met your legal obligations under the Regulatory Reform (Fire Safety) Order 2005.

Review & Reassessment

A fire risk assessment is not a one-off exercise. It must be reviewed regularly and updated whenever significant changes occur, including alterations to the building, changes in its use or occupancy, the introduction of new processes or materials, or following a fire or near miss.

As a general principle, most commercial premises benefit from a formal reassessment every one to three years, depending on the nature of the business and the level of risk involved. Our team can advise on an appropriate review schedule for your premises and carry out reassessments as required.
